1.Can you please give me more information about your project ? Where is it located?

Our project is located in a place called Illuppur, near Viralimalai,an industrial hub. It is just a 40 minutes drive from Trichy.SRI RAJARAJESHWARI TOWNSHIP has been designed with many exiting amenities that will ensure a comfortable and a carefree living.There’s everything for everyone in the family.

Cethar Vessals, Sanmar Rane, TVS Irizzar, Indira Ganesan college,Christhuraj college, Power Grid & MAR college are within 20 minute drive distance.

2. What is the total area of the project ?

The Total land extent of the project is 50 acres.

3. What are the types of apartments available?

Other than the regular apartments,Township have specially designed apartments called SERENE MALAR Retirement Communities – for retired people.It consists of 368 apartments. Variants available : 1BHK & 2BHK.

The price of the apartment starts from Rs. 15* Lacs onwards.

4. How many apartments are you building and how many floors will be there ?

3500 Apartments. Ground floor + 2 floors.

5. What is the price range of your apartments?

It falls within the price bracket of Rs. 4.65* lacs – 25* lacs.

6. How are you pricing the apartment?

Currently our apartment price starts from Rs.1650+ per sq ft.

7. Does this project come under the CMDA limits or DTCP limits?

Have you got the approval for developing the residences? This comes under the DTCP (Directorate of Township Country Planning) limits and we have got the DTCP approval.

10. What is the provision for Water ? Is there a water problem?

Copious drinking water is available.Kaveri water scheme no.1380 announced by Govt. of Tamilnadu Water supply will be augmented through treated ground water supplemented by the local panchayat water supply.

11. Can I modify the internal structure?

The Project has been designed keeping in mind maximum utilization & minimizing dead spaces, the designs are extremely user friendly.We see no need for customization & is a well researched design. If you can drop in to our office, we can show you the fabulous designs of the interiors.

12. What is the provision for power supply?

Single phase / 3-Phase power supply will be provided by TamilNadu Electricity Board.

13. Are there any sample flats ready?

The actual flat itself is ready! Around 30 blocks, comprising of 1 BHK & 2BHK apartments totalling to 360 apartments are ready for occupation.

14. What are Infrastructure & Amenities ( I & A ) charges?

Infrastructure & Amenities charges are levied when the developer provides municipal infrastructure as opposed to city developers who supply a simple constructed stand alone building or colony without infrastructure.Malar provides municipal utilities such as power distribution, water supply, sewerage, gas, telecommunications including data and cable services and solid waste management. Additionally the ambit of services also covers general services management of internal roads, street lighting, management of parks, gardens and common access services, facility management, security etc.,

15. What would be the booking/token amount if I need to book a flat?

The booking amount will be payable as under: 20% of the Agreement Cost (Basic cost + Governmental charge + Floor Rise cost + Premium cost) + Proportionate Service Tax + VAT on the Agreement Cost.

16. What is the booking procedure?

You may go for the Home Loan.

To book your flat you will need to pay 20% of the Agreement Value + VAT and Service Tax . This will entitle you to a provisional booking. Once your Booking Amount is realised you will get Provisional Allotment Letter. You must then apply for a Loan for the remaining 80%. Once your loan is sanctioned, your booking is confirmed. If you are paying the total amount as an upfront payment, you have 15 days to make the complete payment from the day of your provisional booking.

Sales Center Booking Procedure:

The booking is accepted at our Sales Center on all days of the week. You can do your booking at the Sales Center by depositing the cheque.

17. Can I give cheque of any bank other than your affiliated Banks?

Yes, you can. As for your loan amount (remaining 80%), you can give cheques from other Banks subject to following our payment norms. If the cheque,given by at the time of booking is not realized within 48 hours, your booking will be cancelled automatically.

18. What documents should I carry with me at the time of booking the flat?

At the time of booking the flat you need to carry:PAN Card & Cheque Book.
